My Hobart Home was established to manage the entire purchasing process, from finding the property to negotiating the sale. However, we understand that different buyers have different needs. Read about our service options below or contact us today to discuss how we can help you.
The Full Package
Purchasing a property can be a long and tiring task. The team at My Hobart Home can take care of the entire process, saving you time, stress and money. Here’s what we do.
1. Understand Your Needs
Our journey starts together with a free, no obligation call. Here we discuss what it is you are looking for and what you are trying to achieve with your property purchase. We discuss, locations, budget, timing and anything specific to your situation. We provide you with an overview of the Hobart market and the process involved with buying a house (this can vary hugely from the mainland). We recommend suburbs that we think might be a good fit and show you examples of properties that have sold which may have suited your needs.
2. Search Extensively
From this point, if you decide to engage our services, we start our extensive search. In addition to scouring the online real estate portals, we directly contact local real estate agents to advise them of your property needs (keeping all your other details completely confidential) and uncover any off market or upcoming properties that are not yet listed online. We physically inspect new properties most days. Each week we give you a comprehensive update and provide you with a shortlist of those properties we think may be worth consideration.
3. Research and Assess
Given we inspect so many properties we know how to separate the good from the bad. We can see the opportunity in the renovator, or conversely the flaws that the ‘staged’ property is trying to mask. We know the good streets from the bad, which aspect is best (very important for the Hobart winter!) and the schools everyone wants to go to.
When we have found the property you wish to purchase, we ensure you are well informed on comparable sales and provide extensive reports to help you get comfortable with an estimate value. We can also arrange any pre-purchase inspections required to satisfy your due-diligence needs.
My Hobart Home founder Angie Roberts will conduct all negotiations on your behalf. Her solid negotiation skills were honed whilst working as a real estate agent in Sydney’s uber competitive Eastern Suburbs market. Putting these skills to good use (now for the benefit of the buyer – not the seller) and using her intimate knowledge of the local market she will not only save you stress but will negotiate the best possible price. She will also bid at auction if this is required for no additional cost.
5. After Sales Service
Our service does not stop after the exchange of contracts. We provide you with assistance right up until the day of settlement. This may involve liaising with solicitors and the real estate agent or helping find a property manager if the house is an investment.
The Part Package
We understand that different buyers have different needs. Let us tailor a package to suit you.
If you have already found the property that you’d like to purchase and just need us to provide data on comparable sales or would like us to manage the negotiations for you, then we are happy to assist.
Similarly, if you feel you are experienced enough to manage the negotiations on your own, we are happy to limit our service to the search and assess components.
Call us on 0448 694 537 to discuss your needs and we can put a tailored package together for you.
Home Inspection Service
Based interstate, time poor or not willing to give up your weekends? The team at My Hobart Home can help.
Virtual tours and agent videos are great. But don’t forget that they are created to accentuate the good and hide the bad. Use our home inspection service to have us inspect the property first, and get an unbiased assessment, before you take the time to view it yourself. How it works;
- Contact us with details of the property that you would like us to inspect, including the time and date of the inspection.
- Provide us with a list of questions that you would like answered (for example, condition of property, actual views, street presence etc. – anything that you think may not be portrayed accurately in the online listing).
- We inspect the property and obtain the answers to your questions. We will also take additional photos of any relevant areas and report back the same day.
This service can also be used for a pre-settlement inspection, for people who are not locally based or able to attend themselves.
Please note: The home inspection service is limited to providing you with general information on the condition and location of the property which may not be evident from the online listing. It does not provide you with advice, research on comparable sales or assistance with negotiating. Should you require these services the Part or Full Home Search Package may be more suitable for you.
